Adaptive Transformation of a 19th Century Tenement | Łódź, Poland
This project presents the transformation of a neglected 19th-century tenement apartment in the historic fabric of Łódź into a contemporary boutique luxury Airbnb residence. The design concept bridges architectural heritage with a new, expressive interior identity rooted in art, materiality, and cultural reinterpretation.
The intervention was guided by the idea of contrast — between historical decay and contemporary refinement, between classical proportions and Memphis-inspired artistic expression, and between raw material authenticity and curated luxury aesthetics. The result is a spatial narrative that redefines the apartment as a high-end urban retreat embedded in the cultural identity of the city, historically connected with textile design, fashion, and industrial heritage.
Architectural Context & Spatial Reinterpretation
The original apartment, located within a historic tenement structure, carried the traces of time, fragmentation, and functional degradation. Rather than erasing this history, the design strategy focused on reinterpreting it through a curated architectural renewal.
Original spatial proportions were preserved, while circulation and functional zoning were redefined to create a boutique hospitality experience. High ceilings, restored structural rhythm, and enlarged visual connections became the foundation for a new spatial identity — one that respects the building’s past while projecting it into a contemporary luxury context.
The apartment was repositioned from a forgotten residential unit into a refined, design-led hospitality space aimed at the premium Airbnb market.
Interior Concept: Memphis x Japandi x Modern Organic
The interior concept is built on a deliberate tension between expressive artistic geometry and calm architectural minimalism.
The Memphis-inspired layer introduces graphic composition, subtle asymmetry, and playful forms — expressed through bespoke furniture elements, sculptural lighting, and curated accent details. This expressive layer is balanced by the softness of Japandi and modern organic design principles, introducing restraint, warmth, and spatial calm.
The material palette defines the identity of the space:
Powder pink and muted sage green as primary tonal accents, light oak wood as the grounding structural material, restored original parquet flooring as historical continuity, marble surfaces introducing timeless luxury and tactile depth, brass details adding warmth, reflection, and subtle elegance, terrazzo elements referencing Italian modernist craftsmanship and Memphis geometry.
The result is a carefully controlled visual composition where bold artistic expression coexists with natural material serenity.
Material Strategy & Craftsmanship
A key design decision was the restoration and elevation of original architectural elements, particularly the historic wooden parquet floor, which was carefully refinished to preserve its patina while enhancing its visual richness.
Natural stone and marble were introduced selectively to elevate key functional zones, such as the kitchen and bathroom, reinforcing the sense of boutique luxury. Brass detailing appears throughout the apartment as a unifying material thread, reflecting light and adding warmth to the otherwise soft and muted palette.
Terrazzo surfaces introduce a contemporary reference to Italian modernism and Memphis design language, acting as a subtle bridge between heritage and modernity.
Every material was selected not only for aesthetic value, but also for its ability to create tactile depth and emotional resonance within a compact urban interior.
Lighting Concept: Atmospheric Layering
Lighting was treated as a narrative device, shaping mood, rhythm, and spatial perception.
A layered lighting strategy integrates: soft ambient lighting to enhance spatial calmness, brass-accented feature lighting inspired by Memphis geometry, warm indirect LED systems integrated into architectural details, decorative sculptural lamps acting as artistic focal points, natural light enhancement through reflective material surfaces.
The lighting concept transforms the apartment into a dynamic atmospheric environment — shifting between calm organic retreat during the day and expressive boutique ambiance in the evening.
Spatial Identity & Emotional Experience
The apartment was designed as a curated emotional experience rather than a traditional rental unit.
Each space carries a distinct yet coherent identity, balancing artistic expression with comfort and functionality. The living area acts as a creative social core, the bedroom becomes a calm Japandi-inspired retreat, while bathroom and kitchen zones introduce material richness through marble, terrazzo, and brass compositions.
The design reflects the dual identity of Łódź itself — a city rooted in industrial history, textile culture, and artistic reinvention.
Value Creation Through Design
This transformation demonstrates how historical apartments within urban heritage buildings can be repositioned into high-value boutique hospitality assets.
Through architectural restoration, material elevation, and a strong conceptual identity, the apartment was redefined from a deteriorated residential unit into a premium Airbnb experience aligned with international design standards.
The project illustrates a clear strategy: combining heritage preservation with contemporary design languages to generate both cultural and economic value.
