Transformation of the Historic Maria Hotel into a Modern Luxury Medical Destination

Located within the historic former Maria Hotel in Warsaw, this project represents a complete architectural transformation and premium repositioning of an existing hospitality property into an exclusive aesthetic medicine clinic.

The vision behind the project was to create more than a medical facility. The goal was to design a refined luxury destination where architecture, wellness, beauty and hospitality merge into one seamless experience, elevating both the patient journey and the long-term commercial value of the property.

The transformation included a full interior renovation and spatial reconfiguration of the former hotel, adapting its structure into a sophisticated contemporary clinic aligned with the prestigious identity of the Dr. Beata Dethloff brand.

The interior concept combines elements of Modern Luxury, Contemporary Glamour and timeless elegance, creating an atmosphere inspired more by boutique hospitality and five-star hotels than traditional healthcare environments. The design language was carefully developed around smooth white marble surfaces, warm natural walnut wood, brushed gold accents and soft neutral tones to create a sophisticated yet calming environment.

White and light-reflective surfaces were used to maximize brightness, openness and the perception of purity, while golden metallic details introduce a refined sense of glamour and exclusivity. Rich wood finishes and natural textures balance the contemporary luxury aesthetic with warmth and emotional comfort, ensuring the clinic feels elegant yet welcoming rather than overly clinical.

The material palette includes marble-inspired surfaces with subtle grey veining, custom walnut paneling, brushed brass details, decorative architectural lighting, bespoke furniture and soft premium textiles. Layered lighting systems with integrated LED profiles, sculptural chandeliers and warm ambient illumination create a serene hospitality-inspired atmosphere throughout the clinic.

The renovation required a complete rethinking of the original hotel layout in order to transform hospitality spaces into a highly functional medical environment while preserving the prestigious identity of the building itself.

Former hotel rooms were redesigned as elegant treatment suites and consultation spaces combining discretion, luxury and medical functionality. The project also introduced a new reception and concierge area conceived more like a luxury hotel lobby than a conventional clinic.

The arrival experience was designed to establish a strong emotional impression from the very first moment. A sculptural illuminated reception desk, marble finishes, decorative wall compositions, reflective surfaces and carefully layered lighting create a memorable atmosphere reinforcing the clinic’s premium positioning.

Patient lounge areas were conceived as boutique hospitality spaces featuring soft seating, elegant decorative elements, curated accessories and warm lighting designed to reduce stress and enhance comfort. The goal was to transform waiting areas into part of the luxury experience itself.

The consultation and treatment rooms combine sophisticated aesthetics with highly functional medical planning. Walnut wall cladding, integrated lighting, marble accents and custom-designed joinery create calm and intimate environments supporting trust, privacy and personalized patient care.

The overall layout balances aesthetics and operational efficiency. Public areas create a strong visual identity and emotional impact, while treatment zones remain elegant, calm and highly functional. Glass partitions, soft transitions and carefully considered circulation improve openness while maintaining discretion and privacy.

Throughout the transformation, every architectural decision was guided by both patient psychology and commercial positioning. The project demonstrates how strategic design and adaptive reuse can dramatically increase the value, prestige and long-term market performance of an existing property.

By transforming a former hotel into a luxury aesthetic medicine destination, the project elevated the brand perception of the clinic, enhanced patient experience and repositioned the property into a premium healthcare and wellness asset with strong commercial attractiveness.

More than a renovation, the project became a complete reinvention of the building — transforming an outdated hospitality structure into a sophisticated medical and lifestyle destination where architecture, beauty and investment value coexist seamlessly.
